BOARD MEETINGS
The Association Board Meeting are held the second Wednesday of each month. The next meeting is scheduled for July 13, 2011 at 6:30 p.m. at the
community pool, on-site. Owners are welcome to attend and may address the Board during homeowner forum.


NEW TRASH SERVICES
At the June Meeting, the Board approved a contract with Waste Management to provide trash services for the Association, starting July 1, 2011. This
agreement was reached after much negotiation and after it was determined that the City Council would not overturn the original trash service termination
decision. The following services have been confirmed with Waste Management as a part of this new contract:

•  Trash and recycling will be provided weekly on Fridays
•  Residents will keep their existing city trash and recycling containers.
•  Replacement bins or bin size change requests will be processed at no charge. Owners must call Waste Management to process such requests.
•  Free bulky items and battery pick up. Batteries to be placed in a zip-lock bag on top of the bins on trash day.
•  Bulky item pick up is upon request. Owners must call Waste Management to confirm the date for any bulky item pick up.

This contract also includes 25% off of the first month and an immediate termination clause, should the City resume pick up services for the community.
Should owners have any questions or concerns regarding the new trash services to start July 1st, please contact Management for assistance.
Also, as provided in a separate mailing at the end of May, the Association Board put into effect a $20 per unit per month increase in dues, going into
effect July 1, 2011 to cover the cost of the new trash services. Owners with ACH will have the increased amount automatically processed as usual, but
owners who pay via check, money order, or electronic payment through their bank are asked to please remember this mid-year increase and make sure the correct
payment amount is submitted for July 1st. For payment assistance, please contact Jessica Walker of the Menas A/R Department at the contact information provided

RULE OF THE MONTH
The month of July means the “May gray” and “June gloom” are behind us and it’s time for barbeques, picnics and good ol’ summer fun! This also means more
people out enjoying the community and the pool amenities. Please take a moment to review these pool rules and make sure that you, your guests and other
residents of your property are familiar with them:

• No pets are permitted within the pool area.
• Guests of the pool must utilize a key card to gain access. The gate may not be propped open and jumping the fence is prohibited.
• The pool area may only be used between 7AM and 11PM. Please respect quiet hours before 8AM and after 9PM.
• Absolutely no glass or breakable containers within the pool area.
• Please no smoking or barbequing in the pool area.

As a reminder, if your key card for the pool area has been lost or stolen, please report it to Management so that the card may be deactivated. A new card
may be provided for a $25 replacement fee.


STAIR HANDRAILS
The Board has selected Sal Cal Construction to complete the replacement of all common area stair handrails. This work is beginning the end of June with a goal
to complete the work by the end of July. Please note that to avoid the loud noise disturbance of a generator, Sal Cal will need to use the private electricity
from some of the patio areas for a few hours while they are working nearby. If there are any owners who will not allow use of their electricity, please contact
Management immediately so that the information may be provided to Sal Cal. Also, thank you for your anticipated cooperation in respecting the workers when
they are in the community. If you have any questions or concerns regarding this project, please contact Management


QUICK REMINDERS
t is evident when walking the community that most residents respect and follow the Association regulations; however, there are a few rules that are occasionally
overlooked. For dog owners, please remember to promptly pick up after your pet and dispose of waste in an appropriate trash receptacle; not a neighbor’s trash can.
Please do not leave waste for landscapers to pick up or for neighbors to step in. Also, please do not leave items for donation outside for greater than 24 hours. If
items are not picked up, please store them inside until the next pick up is scheduled. Thank you!
